Please understand that not all home inspectors are the same so you can NOT COMPARE them by price or reviews side by side. Some home inspectors do a quick job so they and the agent can make more money per hour and that results in finding less items that you might want to be aware of. I also take the time to show you how to use your new appliances, maintain the home and make safety and maintenance suggestions.
My desire is to help you feel comfortable and confident in the purchase of your new home. I am not here to help the seller close the deal. My eyes are focused on the task. I will NOT do a minimal inspection that is required by the state. You will be surprised by what is NOT required.
I will go above and beyond the State of Connecticut (SOP) Standards of Practice, which dictates what Inspectors are suppose to inspect, what they should not inspect and what they are allowed to inspect based on their education. Please read the attached document for your education purposes.
Excel Home Inspection of CT & RI provides testing of Well water, Lead in City Water (pre-1980), Water Flow, Radon in Air and Water, Wood destroying insects, Roof Only inspections. We also do inspections for Condos, Mobile Homes, 1-4 Families and RENTAL move-n and move out inspections. I refer out MOLD and ASBESTOS Inspections, but I do look out for signs of them and will note that it APPEARS to be… and refer to local lab for legal testing. I will walk around your pool while I am looking at the roof, and if I see anything note worthy I will inform you.
The BEST inspection you could ever have would be to hire a licensed technician for every system in your home, however that would be costly. I am your General Inspector Doctor, same as your family doctor. If I find something out of normal, I refer to specialist.
